LOCATION: Residenza Bella is located in Locarno in Via Varesi/corner Via Bramantino in direct relation with the Grande Rotonda, thus becoming a new landmark at the entrance of the city. The building is set back 10 metres from Via Varesi to mitigate possible noise from vehicular traffic, by means of an external buffer zone that is landscaped and planted. The building consists of a ground floor with commercial spaces and two entrances leading to the 33 flats located on the six floors above. A very interesting feature of the new Residenza Bella is the communal space/living room on the first floor with a furnished kitchen, which offers all residents the opportunity to interact by spending time together. The strategic location, not far from the lake, a stone's throw from the pedestrianised centre and Piazza Grande, allows very convenient access on foot to all essential services. The entrance to the Migros shopping centre is right behind the building and a public transport stop is in front. Wellness centers and swimming pools are only a few minutes away. The housing program of the new building project reflects the modernity and versatility of the future tenants. Housing offers range from the comfortable 2.5-room flat facing EAST or WEST to the more generous 3.5-room flat facing SOUTH with semi-covered terraces interspersed with green pools. The strategic location, a stone's throw from the pedestrianised centre and the Piazza Grande, provides access to various amenities. Migros and Denner shops, the Santa Chiara clinic, municipal schools and public transport. The residence proposes a new approach in tune with our needs and the environment in which we live. Particular attention is given to construction care, technical choices, choice of materials, and home automation to ensure excellent energy performance, while also containing the running costs of the individual flats. Parking spaces are equipped with the latest generation of electric car charging stations. All flats are prepared to adapt to the needs of individual users. Thanks to innovative design choices, all architectural barriers have been eliminated and the conditions created for easy installation of elements to facilitate the use of both the premises and the common areas. At the same time, every type of service can be managed directly through intelligent home automation systems customised for each tenant. ROUGH CONSTRUCTION: The load-bearing structure consists of a foundation slab, elevation walls and reinforced concrete pillars, the underground box is built with a waterproof white tank system. All internal separations are realised in masonry, guaranteeing excellent soundproofing by means of accurate attachment and support details of the planking, the divisions between flats are resolved by means of sound-insulated double masonry. DOOR AND WINDOWS: All the windows and doors are made of grey anodized aluminum with thermal break and triple glazing, guaranteeing maximum interior comfort, contained by anodized aluminum framed windowsills in which a slat blind system is integrated that can also be controlled via home automation. The terraces are fitted with roller blinds to increase comfort and live ability. FINISHES: The reinforced concrete and terracotta walls as well as the ceilings are plastered in plaster and painted white. All common surfaces, such as the entrance halls and stairwells, are clad with the same natural stone as the exterior façade (Duke White granite). The floors of the flats are clad in light grey porcelain stoneware, guaranteeing excellent durability, easy maintenance by the tenant and pleasant interior comfort. The floors are covered with the same material, but in different formats and colors. The spacious bathrooms are modernly furnished with a washbasin with a cabinet underneath, a mirror with a cabinet, a toilet and a shower flush with the floor and a corner with a washer-dryer column. The semi-open kitchens over the dining area with their modern and functional design are equipped with the latest energy-efficient appliances, a glass-ceramic hob with the latest active charcoal filter extractor hood with 95 per cent efficiency, and an integrated dishwasher in the lower modules. The materials used for the structure and finishes of the kitchens have been chosen to achieve a result of great aesthetic impact and durability. A cupboard at the entrance is provided for each flat, containing, in addition to a storage space for hanging clothes, the modules for home automation control and the valves for the heating system. The entrance doors of the flats are made of full-height wood, while the interior doors are white. The loggias, in addition to providing an outdoor space sheltered from the weather, have the function of dampening external noise by means of soundproofing micro-perforated wood paneled ceilings and walls. Residenza Bella fits into the market by positioning itself in a medium-high bracket thanks to high-level finishes, carefully chosen materials, energy efficiency and interior comfort guaranteed by state-of-the-art construction technologies. The sizes of the flats vary from the generous 2.5 rooms (from 55 to 68 m2) to 3.5 (from 92 to 105 m2). The variety of interior types makes it possible to meet the individual needs of future tenants, whether single, couples, small families, disabled or elderly. The utmost attention has been paid to the elimination of any type of architectural barrier, doors and entrances always at a height and without steps, generously sized lifts to facilitate use even with logistical aids, and internal layouts of the flats with maximum functionality.

The architectural firm "FSA" was established in 2016, it deals with architecture in all its scales, through an analytical and rational design process it seeks to respond to the needs of today's society with an eye towards the future, through architecture capable of integrating into the specific environmental context. It develops the project in all its phases from conception to delivery.
