GENERAL REPORT The goal is to create, at the town gate, a residential complex, inspired by cohousing, which can offer the inhabitants the opportunities for the “good life” of small villages, compared to the city, without having to sacrifice the comforts of a modern home. Couples, individuals and families share some spaces and use services in order to promote sociality and safely improve the quality of both life and living, and in a sustainable perspective, without having to sacrifice the privacy of an independent house. The design of the houses, which refers to the Prairie Houses, is characterized by simple geometries, pure volumes, essential shapes, large glazed openings that expand the internal space putting it in direct communication with the outside. The elevations are characterized by a strong horizontal development, emphasized by cantilevered roofs. The housing units, arranged on one or two levels, are immersed in a weave woven of trees and shrubs (rosemary, lavender, olive trees), and pervaded by the scents of native essences. The complex is flanked by a small stream and surrounded by a pedestrian path, where you can walk, run and do sports surrounded by the green of nature. At the disposal of each villa there is an urban vegetable garden of about 40 square meters in a dedicated area, where a condominium composter for the disposal of organic waste has also been planned to be installed, which will become fertilizer for each garden, in line with an eco-sustainable and a circular perspective. The villas are energy saving, the use of renewable energy sources: solar thermal and photovoltaic arranged on the roofs of the garages. The use of modern and natural materials such as: cor-ten steel, used for the cladding of the retaining walls and to delimit the gardens in front of the villas, for which no fence has been provided; wood for the structure and cladding of the sides of the garages, as well as the floors of the porches and the pool area; bush-hammered lava stone for the coating of the chimney, both inside and outside the houses. The pedestrian paths have been made of black natural stabilized brought in from local quarries, as well as the stones placed on the roofs and along the perimeter of the villas separating the lawn and the white walls. TECHNICAL REPORT The complex consists of 16 residential units: 17 residences, one of which is intended for the custodian, and a condominium living, overlooking the pool, for the residents of the complex. The units are served by a private internal road along which there are in-line and plug-in parking lots. All units of the complex are equipped with a garage on the ground floor communicating with the house. The residences are divided into two different building types. The "type A" units are single-family villas, present in three different variations in shape and size. The concept starts from two staggered rectangles, living area and sleeping area, of different heights. The houses are distributed on a single floor with a net useful height of 280 cm. The chimney, conceived as a vertical septum, reaches a height of 485 cm. The "type C" units are "semi-detached" houses arranged on two floors. Each building is divided into two units, each equipped with a garage. The houses are distributed over two floors and the height of the building, measured from the decking to the intrados of the last floor is 590 cm. The custodian's house has a gross area of 70 square meters, below of which there is the condominium living, conceived as a basement volume with the main prospectus in stained glass on the pool area. The supporting structure of the houses is made of reinforced concrete. The foundations are inverted T-beams. The elevation structure consists of reinforced concrete frames. For all the structural works, concrete type C25/30 and steel for reinforcements of type B450C were used. The roof slab is made of reinforced concrete for a total height of 24 cm. The cover is not practicable and consists of the following layers: vapor barrier consisting of an extruded polyethylene sheet; thermal insulation made of expanded polystyrene panels 10 mm thick; slope formation screed (5-7%) lightened, consisting of concrete type 325 and expanded clay beads; TPO synthetic waterproof mantle and laying of a layer of river gravel. The perimeter infill is mono-layer and was made by laying perforated bricks with a 60-70% drilling percentage, placed in place with common mortar, for a thickness of 30 cm. All the houses have been finished inside and outside with plaster and subsequently painted. The septum corresponding to the chimneys was covered in stone. The floors are coplanar and made of natural wood parquet and ceramic tiles. In compliance with Legislative Decree. 192/2005 and subsequent amendments on the energy performance of buildings, the premises are thermally insulated by laying a perimeter thermal coat consisting of adhesive, layer of expanded polystyrene insulation 80 mm thick, reinforcing mesh, shaving and finishing with plaster. An adequate insulating layer of expanded polystyrene was also put in place above the crawl space made with "igloo" vaults while the foundations were treated with waterproofing sheath. The fixtures are made of wood-aluminum with thermal break. The Double Glazing is of the low emissive and selective type. Furthermore, in compliance with Legislative Decree 28/11 Article 3 (Annex 3), the new buildings are all equipped with thermal energy production plants through the use of plants powered by renewable sources such as to guarantee 50% of the expected consumption for domestic hot water and 20% of the sum of the expected consumption for domestic hot water, heating and cooling.
