The real estate complex is located in Via del Romito 5-7 in Florence. The intervention involves an overall renovation of a 1950s building intended for Ferrotel and a secondary building intended for services, in an area adjacent to the historic fabric of Florence and the Santa Maria Novella station.
The main building is spread over seven levels, a basement and six floors above ground, for a total area of about 6000 square meters.
Externally, the intervention on the main building involves the reconstruction of the envelope through the creation of a double skin with the application on the external side of large-format ceramic slabs, which alternating with the vertical cuts of the windows, draw a texture that characterizes the elevations. The lower part of the building, on the other hand, foresees the maintenance of the original façade on Via del Romito through the recovery of the covering in Pietraforte, a typical stone of Florentine building and the use on the other faces of sheet metal elements alternating with large windows that allow permeability and the visual continuity between internal and external spaces.
Some characterizing elements of the intervention are certainly the flexibility of the spaces and energy efficiency.
On the ground floor there are most of the common areas intended for guests, imagining an ideal path, entering the structure along a space overlooked by the reception, the administrative spaces and the vertical distribution of the building, lifts and stairs. After passing the Reception area, you enter a large room, an indoor square, which lives h.24, crossed by a gallery which, thanks to its double glazed volume towards the outside, allows natural light to be brought inside the building. This large space transforms from a living area to a dining area, with areas suitable for study and the community. Adjacent to this large square are the study rooms, of flexible dimensions, thanks to the use of movable walls with high acoustic performance, which determine the size according to the type of need. Also at this level there are spaces dedicated to fitness, games and leisure, catering spaces and service spaces.
The upper floors are mainly dedicated to guest rooms, with study areas, in particular on the first, second and third floors.
The rooms created are 114 for a total capacity of 213 beds. The flexibility element has also characterized a part of the interior concept of the rooms, thanks to the design of the interior furnishings and sliding modular elements, in fact, different habitability scenarios are generated in order to meet all the needs of those who live in them.
The basement is mainly dedicated to utility rooms, such as changing rooms, warehouses, warehouses and the common laundry available to guests.
The planned plant is aimed at satisfying the internal comfort of those who live in the structure and the energy efficiency of the entire building. A high efficiency heating and cooling system is foreseen by means of heat pumps, mechanical ventilation for the whole building is guaranteed by UTA machines, a photovoltaic system is provided on the roof of the building, an integrated Building Management system is provided System that controls and balances the entire building, both from the plant engineering point of view, optimizing the operation of the systems and from the point of view of the comfort and safety of those who live in the structure, by controlling the lighting, accesses, air conditioning, audio-video. To meet the growing need for connectivity, the entire building and the external areas of relevance are covered by a WI FI network and a high transmission capacity fiber connectivity network.
The appurtenant external areas are designed to create spaces dedicated to guests even during the winter period with the large glass canopies that surround the building. There is also a driveway parking area with spaces dedicated to the electric charging of vehicles.
The secondary building serving the structure, adjacent to the parking area, accommodates areas dedicated to the plant engineering of the structure and closed spaces dedicated to the bicycle parking of guests.
