Residential complex with built-in premises and underground parking

The residential building with an underground two-story parking is located on the
bend of the Neva River, at the intersection of Piskarevsky Prospekt and
Sverdlovskaya Embankment, on the territory of the former Okhtinskaya cotton
mill. The complex of residential buildings of various heights (10–13 floors), arranged around two communicating courtyards, forms the building of the eastern corner of the intersection, accentuating the beginning of Piskarevsky Avenue. In the northern corner of the complex, at the fork of Piskarevsky Avenue and Revolution Highway, a staircase tower with a metal spire
is located strictly in the alignment of the continuation of Piskarevsky Avenue.
During the 19th century a lot of industrial buildings made of the red brick was build in
the current Sverdlovskaya embankment area. Most of them are still there. The desire to preserve the historically developed town-planning rhythm of the red-brick structures of the panorama of the right bank of the Neva dictated the choice of facade material. The tectonics of the
facades made in dark red with brick “burnout” is a tribute to the factory past of the region. The building is made in a monolithic reinforced concrete frame. The street side facades are made of face brick on a metal frame using ventilated facade technology. The brick on the frame and light gray plaster form the courtyard facades. The composition of the building includes decorative metal elements and ventilation systems elements on the roofs.
The composition of the courtyards includes a preserved water tower of the Okhta manufactory, which was previously part of the plant.
The tower was in the awful condition before the restoration. It was going to collapse in any time. The historical facades were remaining only at the top of it. During the water tower restore works it was « transplanted» on the pile foundation. The above-ground structures were enforced, the roof and the historical facades were restored. The plaster facade was made at the bottom part of the tower and supplemented by a four-tiered colonnade of authentic cast iron factory columns of the 19th century.
The architecture lighting is designed for the water tower and the street side facades of the building. In the ground floor of the house there is rental space, starting from 1sr floor - apartments. The two upper floors of the buildings facing the Neva
are terraced, from the terraces and most apartments there is a panorama of the bend of the Neva. Parking is located under comfortable landscaped courtyards.

The residential building was build in the period from 2013 to 2016.
The total floor area is 78445 sq.m., number of apartments – 806, parking spaces - 651.
